What is an Emergency?
Emergencies are defined as a fire, flood, major roof leaks, sewer line backup, water line breaks, electrical issues endangering life, gas leaks, and any issue that materially affects the health and safety of an ordinary tenant. If there is a fire, call 911. Please see your Resident Handbook for more information about emergency issues. -
Can I get my pet deposit back if I no longer have the pet?
No, the pet deposit is not refundable before the lease ends even if the pet is removed. -
Who is responsible for yard maintenance?
Yard maintenance is the responsibility of the resident unless otherwise stated in your lease contract. Yard maintenance will include cutting, trimming, edging, and maintaining shrubs and bushes. This also includes watering on a regular basis. If the yard is not maintained you may be responsible for dead grass, trees, shrubs, or bushes. -
Is the deposit refundable?
Once the property has been surrendered, keys turned over and the resident has provided a forwarding address the landlord has 30 days in which to account for the deposit, we will mail the deposit to the forwarding address you have provided less any charges incurred within 30 days of the last day you occupied the property if applicable. We do provide a Move- Out guide to help you get a full refund of your deposit back if possible. -
How old do I need to be to apply?
The minimum age is 18 to be on a lease in one of our properties. Additionally, everyone over the age of eighteen who will be living together must apply to be on the lease. Be sure to inform your property manager of all individuals over the age of 18 living in the home to avoid any complications. -
How do I get a mailbox key?
In most cases, you take a copy of your lease and valid ID to your local US Post Office and then they will issue you a key. -
What if my payment is returned for insufficient funds?
Tenant will pay Landlord return payment fee as mentioned in the lease for each payment that is returned or not honored by the institution on which it is drawn for any reason, plus any late fees until Landlord receives payment in certified funds. After two NSF we do require you to make all payments in certified check or money order. -
My lease expiration is coming, what comes next?
You should receive a renewal notice at least 45-60 days before your lease expiration. The lease renewal will give you details of the actions required to renew your lease, including any changes. If you do not renew your lease by the specified date, the lease automatically renews on a month-to-month basis. -
Who is responsible for paying for repairs & maintenance requests?
The Owner is responsible for repairs unless resident damage or neglect causes the maintenance, you will be charged for it. Also, you can be billed for a service call if you miss an appointment with one of our maintenance contractors.
