The Buyer's Property Inspection
Most buyers will have the property examined by a licensed property inspector to ensure everything in the contract is accurate. Inspection time frames will be laid out in the Purchase Agreement. Some buyers will choose to have separate inspectors look at different areas of the property (ie. roof, plumbing, or HVAC inspectors).
If the buyer is receiving a loan, a licensed appraiser will most likely examine your property as well. Since the agreement is contingent upon financing, the lending institute will require confirmation that their investment in your home is accurate. Therefore, they will require a third party appraiser to determine the value of your property.
The Closing Agent
A closing agent, also known as an escrow holder, will be selected from either a title company or an attorney. Their primary responsibility is to scrutinize and ensure the unambiguous ownership of real estate. By meticulously examining the property's documented history, they will confirm that your title is free from any encumbrances such as leases, mortgages, or restrictions by the closing date, thereby facilitating the smooth transfer of title to the buyer.

What else you should know...
Contingencies
A contingency refers to a condition that must be satisfied before a contract becomes legally enforceable. For example, buyers commonly stipulate contingencies for home inspections or obtaining financing.
Before finalizing their purchase of your property, the buyer will undertake necessary procedures. These include:
- Securing financing and insurance;
- Reviewing essential documents, such as preliminary title reports and disclosure documents; and
- Conducting property inspections. The buyer retains the right to investigate various aspects of your property's condition through inspections such as roof, termite/pest, chimney/fireplace, property boundary survey, well, septic, pool/spa, arborist, mold, lead-based paint, HVAC, etc.
How do you respond objectively and fairly to the buyer when a renegotiation is demanded, while acting in your best interests?
This is when a professional listing agent can make a real difference in the outcome of the transaction. Having dealt with various property sales in the past, we guarantee our expertise and total commitment to every customer, no matter what their situation is.
Loan Approval and Appraisal
We recommend considering buyers who provide a lender's pre-approval, approval letter, or written loan commitment, as these offer stronger assurances of loan approval compared to pre-qualification or lack of documentation from a lending institution. Anticipate an appraiser from the lender's company to assess your property and confirm the suitability of the sales price.

Tips For Selling
Ensure Your Home Sparkles
First impressions are paramount. Prior to listing your home, embark on a thorough deep cleaning. This entails scrubbing toilets, wiping surfaces, mopping floors, cleaning rugs, and meticulously attending to bathrooms. For optimal results, you may even want to enlist the expertise of professionals to ensure your home shines in its best possible condition.
Declutter The Home
A clutter-free home allows buyers to concentrate on its features rather than being distracted by piles of mail, laundry, or general disarray. Potential buyers seek to visualize their belongings in your space without feeling compelled to tidy up. Decluttering and organizing your home will significantly enhance its appeal to prospective buyers.
Hire a Professional
Before listing your house for sale, it's essential to address any necessary repairs. Ensuring that everything is in proper working order instills confidence in potential buyers, reassuring them that the property has been well-maintained.
